Terms & Conditions
We understand you don't want to spend hours reading official jargon which is why we have simplified our policies as best we can however it is wholly your responsibility to read through this page prior to booking as when making a booking you are entering into an agreement with us. We cannot take responsibility for any misunderstandings as a result of your failure to read these t’s & c’s.
Bookings and Payments:
To secure your chosen dates full payment must be received. Bookings will be confirmed and the contract becomes effective when the full payment is received. Once the booking is confirmed, the guest becomes liable for the total cost of the holiday as stated on the invoice at the time of booking. We do not provide cancellation insurance and we recommend that the guest takes out holiday cancellation insurance.
Cancellation Policy:
We understand that life does not always go to plan but as a small business we must implement a strict cancellation policy as follows.

To receive a full refund, guests must cancel within 48 hours of booking and at least 14 days before check-in.

If you cancel 14 or more days before check-in but not within 48 hours of booking, you’ll receive a 50% discount for all nights.

If you cancel between 7 and 14 days before check-in, you’ll be paid 50% for all nights.

If you cancel up to 14 days before check-in no refund is available.
Arrival and Departure:
The Shepherd's Hut is available from 3pm on day of arrival and departure must be no later than 10am on your final day. On departure we do ask for the hut to be left in a reasonable condition and the keys back in the key safe. All rubbish is to be disposed of responsibly in the bins on site. Please leave all used towels in the shower tray. Some guests like to strip the beds of linen and leave in a pillow case on the bed, this is not essential but always appreciated.
Upon changeover should we find the shepherds hut to be in an unreasonable state a surcharge may be incurred at our discretion.
Damage and Losses:
It is the guests responsibility to lock up the shepherd's hut when they are away from the site. Denham's Rest Luxury Shepherd’s Huts cannot be held responsible for any of the guests personal belongings brought to the site. The guests are responsible for leaving the hut in good order. Please alert us about any damage or breakages as soon as possible. Denham's Rest Shepherd’s Huts reserve the right to charge for excess damage.
Smoking/Vaping:
All our Huts are strictly NO SMOKING OR VAPING inside. Anyone found to be smoking inside of our Hut will be asked to leave immediately and will be liable for the cost of a full deep clean and any inconveniences caused to following guest bookings.
Pets:
NO pets are allowed due to the site being located in between two working farms with livestock in the surrounding fields.
Car Charging:
Unfortunately at present we do not have car charging facilities. Under no circumstances should guests use any type of adapters to charge their vehicles from our shepherds huts as this can cause fires and cause damage to our electrical sockets and we are not covered by our insurance for car charging therefore anyone found to be doing this will be asked to leave the premises immediately and charged for any damage.
Booking Amendments:
Booking dates can sometimes be amended subject to various factors, this is not guaranteed and is entirely at the discretion of Denham's Rest. Please email denhamsrest@gmail.com if you need to get in touch.
Minimum Stay:
At present our policy is a 2 night minimum stay. We do sometimes offer one night stays on our social media platforms if they become available last minute.
